The Denver area ranks as the third most competitive large rental market in the West behind Salt Lake City and Tucson, Ariz., blowing past Phoenix and Las Vegas.A new report by apartment search website Rent Cafe points to the market’s scant availability of rentals, with prospective tenants usually vying against eight others for a place to live – a statistic that’s on par with the U.S. average of nine people per empty rental. Apartments are typically snagged off of the market within 42 days.Denver’s occupancy rate is close to 94%, even though recent months have seen an almost 0.5% jump in new apartments, according to the report.More than half of Denver tenants, 56%, renewed their leases this season.Out of the small Western markets, Montana takes the top ranking, followed by Albuquerque, N.M., at No. 2, Boise, Idaho, at No. 3, Wyoming at No. 4 and Colorado Springs at No. 5. Montana and Wyoming are considered single markets. The news comes as Denver’s average apar...

Why is San Jose’s gun insurance law going unused?

Published Fri, 21 Feb 2025 21:22:28 GMT

It was touted as a novel way to hold gun owners accountable.San Jose’s gun liability insurance requirement — the first-of-its-kind in America and upheld by a federal court judge last week — will make the city safer from the firearm-related violence that has wreaked havoc across the nation, its proponents assert. But nearly eight months after the ordinance went into effect on Jan. 1, not a single resident has been cited for not having the insurance, according to the city manager’s office, raising questions about the law’s effectiveness.Nor is there any data on how many firearm owners in San Jose are actually following the law. The city does not have access to the state’s gun registry, meaning it cannot contact gun owners to ensure that they are in compliance. Instead, the city is trying to boost cooperation through digital advertising, point-of-sale materials at gun retailers and letters to 2,400 local insurance agents.Under the city ordinance, fire...

Editorial: Newsom’s mental health plan needs work before going to voters

Published Fri, 21 Feb 2025 21:22:28 GMT

It’s easy to see the appeal of the $4.7 billion mental health plan Gov. Gavin Newsom wants to place before voters next March. The proposal is designed to provide in-patient treatment facilities and services for 10,000 homeless people with mental health and addiction disorders. The problem lies with the way that the programs would be funded. A portion would be paid by taxpayers through a  new $4.7 bond issue on the upcoming statewide ballot. And Newsom plans to divert another $700 million annually from important mental health services currently provided by California counties using funding from a 2004 ballot measure. As a report released last week by the independent Legislative Analyst’s Office warns, the Legislature needs to take a hard look at the overall impact of the governor’s proposal before voting to put it on the ballot. Getting people with mental health and drug addiction problems off the streets is a worthy goal. But the current county services play a crucial...

SANTA CLARA – Ji’Ayir Brown’s position as the 49ers’ top-drafted rookie guarantees him nothing, but his first impression on their practice fields signals he could be an immediate contributor this season.Brown, a versatile safety, has been told to learn from the hip pocket of returning starters Talanoa Hufanga and Tashaun Gipson Sr.“When you look at a guy like Ji’Ayir Brown, he has the DNA we are looking for on defense — a guy that’s physical, that’s smart, that can finish,” defensive backs coach Daniel Bullocks said.Bullocks wants Brown and any young players to first learn their job before competing for a starting role. Bullocks has coached the 49ers’ defensive backs since 2017, and this offseason brought him a promotion from safeties coach to defensive backs coach, under new coordinator Steve Wilks. Here is how the safety unit looks in Bullocks’ eyes heading into this week’s minicamp:HUFANGA’S ‘DIRTY EYES’Hufanga became a full-time starter last season a...

Opinion: Something is wrong with California’s homelessness spending

Published Fri, 21 Feb 2025 21:22:28 GMT

California put aside $7.2 billion to address homelessness in the 2021-22 state budget. Last year, there were an estimated 172,000 homeless statewide, which equates to spending nearly $42,000 per homeless person.Spending of this magnitude — which only accounts for state money — is sufficient if it were applied effectively. The worsening crisis indicates that something is off with how the state spends its resources. This perspective is important in light of a comprehensive homeless survey by UC San Francisco. Many of its findings are enlightening, but too many of its suggestions call for more spending. It strains credulity to believe that spending $42,000 per person is insufficient, but if bumped up to $45,000, all will be OK. California does not have the worst-in-the-nation homeless crisis because it spends too little.Continued calls for more government subsidies supporting the state’s ineffective housing-first approach will waste money while failing to alleviate the emerge...
